Could there be a misconception about today's home loan environment? The answer may be yes!

Most people know that interest rates are at or near all time historical lows. And most people also realize that overall home affordability may be at its best in several decades. But what holds a lot of potential buyers and investors back from making a purchase at this opportune time, is the large misconception about today's home loan environment. Fact is, there are no money down and low money down home loan mortgage programs that allow a borrower to purchase a primary residence, and with less than perfect credit scores! No down payment loan programs include, for example, VA city residential and rural residential home loans, and also USDA for rural home and property loans. Other low down payment programs for home buyers and investors include conventional loans (yes…conventional loans!) starting at just 3% down, Home Path loans on Fannie Mae owned properties at 3% down, and FHA loans as low as 3.5% down using monies that can even come from a qualifying family gift. So for a buyer or investor that has reasonable credit and reliable income, there can be multiple ways to secure a home loan, with many loan types to choose from. The time to act is now!
